A lifetime roof warranty is a written guarantee that covers both the shingles and the installation workmanship for as long as you own your home, with no expiration date. In practice, most “lifetime” roofing warranties in Cincinnati are prorated, cover materials only, or quietly expire after 10 years. Advantage Roofing’s Forever Roof Guarantee covers workmanship for life, covers the interior damage a covered leak causes, and transfers to the next owner.
Most roofing warranties are full of gray areas and expiration dates. Ours is black and white — and it even covers the damage inside your home. It’s part of every roof replacement in Cincinnati we do.
TL;DR
- Our Forever Roof Guarantee matches CertainTeed’s lifetime shingle guarantee with our own lifetime workmanship warranty — all in writing, for as long as you own the home.
- Here’s the part almost no other contractor offers: if a covered issue ever causes a leak, we cover the cost of fixing the interior damage too — drywall, paint, the works.
- The warranty transfers to the next owner for 12 years, so it protects your home’s resale value, not just you.
- CertainTeed recognized us with the Governor’s Award for one of the strongest warranty coverages in the state of Ohio — an honor only a handful of contractors nationwide earn each year.
- Past customers also get priority storm inspections for life — free roof checks after any storm, no matter how many times you call.

The warranty is where “we’ll take care of you” gets tested

Every roofer will tell you they stand behind their work. It’s the easiest promise in the world to make on the day of the sale, when everyone’s smiling and the contract’s getting signed.
The real question is what happens fifteen years later — when the salesperson is long gone, a leak shows up, and you call the number on that old invoice. That’s the moment a warranty is either real or it isn’t.
At Advantage Roofing, we designed our warranty for that exact moment. We call it the Forever Roof Guarantee, and owner Tim Mallory likes it because it’s simple. “Our warranty is black and white,” he says. “It doesn’t evaporate after so many years. It’s there for them.”
Let’s walk through it the way Tim does when a skeptical homeowner asks him to explain it — what’s covered, for how long, and what the catch is.
What’s actually covered (and for how long)
The Forever Roof Guarantee has two halves that stack together.
First, the shingles. We install CertainTeed shingles, and CertainTeed backs them with a lifetime guarantee against manufacturing defects.
Second — and this is where a lot of roofers stop and we don’t — our own workmanship. “On our side, when we install the shingles, we match that lifetime guarantee, and it’s all in writing,” Tim explains. “So as long as you own that house, you are covered from anything related to our workmanship or a shingle defect.”
In plain terms: if something goes wrong because of how the roof was installed or a defect in the material, it’s covered. For as long as you own your home. No 10-year cliff. No fine print that quietly runs out right when you’d need it.
The one thing a workmanship warranty doesn’t cover is an act of God — a major storm, hail, a tree through the roof. That’s what homeowner’s insurance is for, and we’ll gladly help you navigate that claim. But short of a giant storm, “they’re covered on everything.”
The part that shocks people: we fix the inside damage too

Here’s the piece Tim says genuinely astonishes homeowners.
Nobody’s perfect. When you’ve installed six or seven thousand roofs, occasionally an issue comes up. If a covered problem ever causes a leak into your home, Advantage doesn’t just come back and fix the roof.
“We not only come out and take care of that problem,” Tim says, “but we cover the cost of fixing any inside damage that might happen. And I don’t know anybody, any other contractor, that would do that.”
That means if a leak damaged your ceiling, we bring in our drywall specialist, repair the drywall, and repaint the ceiling — all free of charge. “People are shocked about that, especially the inside damage part. They’re like, well, you cover this also?”
We do. Because a roof’s job is to protect what’s inside your home. A warranty that only patches the shingles and leaves you holding the bill for the water-stained ceiling was never really protecting you in the first place. You can see how homeowners describe that experience in our reviews.

It transfers — so it protects your home’s value, too
A lot of homeowners assume a roof warranty is a use-it-or-lose-it thing tied to them personally. Ours isn’t.
The Forever Roof Guarantee transfers to a new buyer for 12 years. So if you sell your house in five or seven years — as many people do — the warranty doesn’t just vanish. “It transfers to a new buyer, and the new home owners get to benefit from that warranty for the first 12 years they own the home.”
That’s a real selling point when you list your home. A transferable roof warranty tells a buyer the single most expensive component of the house is protected in writing. A transferable lifetime roof warranty tells a buyer the single most expensive component of the house is protected — something we cover in more depth in our complete guide to roof replacement in Cincinnati.
A cautionary tale: the 10-year leak that never had to happen

To understand why this matters, consider a homeowner Tim met — one who went with a different roofer years ago.
This homeowner hired one of the bigger, heavily-advertised companies in Cincinnati — the kind you hear on the radio constantly. About six months in, a leak developed. The company came out, put some caulking down, and the leak stopped in that spot. Then it started leaking somewhere else.
And that’s how it went for almost ten years. They’d patch one area, caulk it, and then the wind would either break the patch open or a new leak would start somewhere else. The homeowner got more and more frustrated. Eventually, the company just stopped coming out.
In year ten, he had a big leak — drywall actually falling from the ceiling. He called them. Their answer: “Sorry, your 10-year warranty is over.” And that was it. They wouldn’t come back.
So Tim went out and looked at the roof. “It was absolutely done wrong. It was installed wrong. The nail patterns were wrong — that was causing leaks. The way they put the valley flashings in were wrong. That was causing leaks.” Nail patterns and valley flashing are exactly the things we look for during a free roof inspection.
Advantage ended up replacing the entire roof. Underneath, about ten sheets of plywood had rotted from a decade of slow water intrusion and had to be replaced too. Since then? Not a single problem.
But think about what that homeowner actually paid over those years: the cost of the original bad roof, a decade of failed patch jobs, the interior drywall repairs, the painters, and finally a second full roof. “For 10 freaking years,” as Tim put it. All of it avoidable.
“He wished he would have went with us back 10 years ago.”
What it looks like on the other side
Now contrast that with an actual Advantage customer whose house Tim happened to drive past recently. That homeowner has had his roof for six or seven years.
How many times has Advantage had to come out and fix a leak? Zero.
“I’ve been out one time since we did it,” Tim says, “and that was for the one-year ‘Happy Birthday’ inspection.”
That’s the difference a roof done right the first time makes. And it’s why, when longtime customers call, they’re often stunned that the warranty is exactly what we said it was.
“It’s kind of funny how often we hear this,” Tim laughs. “Oh, so you guys really do back up your work. Everybody says it in the beginning. But then when they call us 15 years later, and we go out and replace a pipe boot, and I tell them it’s no charge, and if there’s any inside damage we’ve got it covered — they’re sometimes astonished that we actually really do that, even though we told them that in the beginning with the lifetime warranty.”

Priority storm inspections for life
The Forever Roof Guarantee comes with one more layer that’s becoming more valuable every year as storms get more intense: priority storm inspections for life.
Any homeowner we’ve replaced a roof for — and we’ve extended this back to past customers, too — gets free roof inspections after storms, for as long as they own the home. If a storm rolls through your neighborhood and you’re not sure whether it did any damage, you just call us and we come out and check it. Free. Homes in some of these communities have their own quirks — here’s what changes north of the city.
“That can be once a year, 10 times a year — it doesn’t matter,” Tim says. When a big storm hits and the phones are ringing off the hook, our past customers go to the front of the line.
And these inspections catch real things. Just a few weeks ago, Tim got up on a customer’s roof after a storm and found a branch — about two and a half inches in diameter — that “looked like somebody javelined it into the roof,” punched clean through the plywood and into the attic space. The homeowner never would have known until his ceiling started leaking. Instead, we caught it and fixed it.
“It gives homeowners peace of mind. That’s what it was made for — to give all our homeowners peace of mind that the roof is performing exactly like it should.”

Recognized for one of Ohio’s strongest warranties

We don’t just say our warranty is strong — CertainTeed says so too.
Advantage Roofing recently earned the CertainTeed Governor’s Award for one of the strongest warranty coverages in the state of Ohio. It’s an exclusive honor; only a handful of contractors across the entire country win it each year. We’re also a CertainTeed Master Craftsman — one of the highest certifications CertainTeed offers — which means we install every roof with integrity, exactly to CertainTeed’s specifications. That certification is part of what makes the lifetime material and workmanship coverage possible in the first place.
What is the Forever Roof Guarantee?
It’s Advantage Roofing’s lifetime warranty. It combines CertainTeed’s lifetime shingle guarantee with our own lifetime workmanship warranty, in writing, and it covers interior damage caused by a covered leak.
Does the warranty really cover interior damage?
Yes. If a covered issue causes a leak, we repair the roof and cover the cost of fixing the resulting inside damage — including drywall repair and repainting the ceiling — at no charge to you.
How long does the warranty last?
As long as you own your home. It does not expire after a set number of years. If you sell, it transfers to the new owner for 12 years.
When do roof problems usually show up?
Most installation-related issues appear within the first two to three years, often after snow or freezing water works differently on the roof than rain does. But we still take care of customers who call 15 years later with something like a dry-rotted pipe boot gasket — free of charge.
Do past customers get free storm inspections?
Yes. Every homeowner we’ve re-roofed gets priority storm inspections for life — free roof checks after any storm, no matter how often you call.
What the warranty doesn’t cover — in plain English
A warranty is only honest if the exclusions are as clear as the coverage. Here’s ours.
Not covered:
- Acts of God. Hail, straight-line wind beyond the shingle’s rated speed, tornado damage, or a tree through the roof. These are homeowner’s insurance claims, and we’ll help you document and file one.
- Work done by someone else. If another contractor, a solar installer, a satellite dish company, or a handyman penetrates or alters the roof after we install it, the affected area is no longer our workmanship.
- Damage from neglect. Gutters left clogged to the point of backing water under the shingles, or ignoring a known leak until it rots the deck.
- Normal wear on non-roof components we didn’t install.
What we ask of you: keep gutters clear, don’t let anyone else work on the roof without telling us first, and call us when something looks off. That’s the entire maintenance requirement. There is no annual fee, no registration deadline, and no inspection you have to pay for to keep coverage active.
What doesn’t void it: selling the home, refinancing, calling us more than once, or calling us fifteen years later.
Peace of mind, backed in writing
You shouldn’t have to gamble with your biggest investment or become a roofing expert to know you’re protected. A good warranty should be simple, honest, and there when you actually need it — not a maze of expiration dates and exclusions.
That’s the whole idea behind the Forever Roof Guarantee: lifetime protection, interior-damage coverage, a transferable warranty, and free storm inspections for life — all in plain, black-and-white writing.

About The Author
Tim Mallory is the founder and owner of Advantage Roofing & Home Exteriors in Cincinnati, Ohio. He got his start in roofing in 1984 — literally from the ground up, as the crew’s cleanup guy — and founded Advantage Roofing in 2001 after seeing too many homeowners burned by missed appointments, rushed work, and roofers who disappeared the moment the job was done. More than four decades later, he still holds to the same standard he started with: if a homeowner invests in a new roof, it should be installed the right way, so it lasts.
A Hebron, Kentucky native and Conner High School graduate, Tim has helped more than 8,000 Greater Cincinnati and Northern Kentucky homeowners protect their homes, earning a 5.0-star Google rating along the way. He’s a CertainTeed Master Craftsman and a recipient of the CertainTeed Governor’s Award for one of the strongest warranty programs in the state of Ohio. Tim still personally performs every one-year “Happy Birthday” inspection — because the best way to know a roof was done right is to climb up and check it himself.
