Larger homes, HOA rules, and windier weather up north mean a roof replacement in these communities isn’t a one-size-fits-all job. Here’s what actually changes — and how we handle it.
TL;DR
- Homes in Mason, West Chester, Loveland, and Anderson tend to be larger, two-story houses — often in HOA neighborhoods — owned by homeowners who care more about a roof that lasts than about the lowest price.
- Many of these neighborhoods have HOA approval requirements, and we walk you through the whole process: color selection, shingle details, and getting your sample board approved by the board.
- The weather is genuinely different north of I-275 — fewer hills to buffer the wind means it’s windier up there, which makes install quality (like correct nail patterns) matter even more.
- These are discerning homeowners, so they get our full quality process: a 19-point inspection, clear communication, and a lifetime warranty. One Mason homeowner interviewed 12 contractors before choosing us.

Your neighborhood changes the job more than you’d think
Most people assume a roof is a roof — that replacing one in Mason is the same job as replacing one anywhere else. But if you own a home in Mason, West Chester, Loveland, or Anderson, there are real, specific reasons your project deserves a roofer who understands your community, not just a generic crew.
These four areas are among the communities Advantage Roofing works in most, and owner Tim Mallory can tell you exactly what sets them apart. When asked what’s actually different about roofing a home up there versus Cincinnati proper, his answer was immediate: “It’s really the houses — the size of the houses and the type of houses that are really in our wheelhouse.”
Let’s unpack what that means for your roof.

What these communities have in common: the homes
Drive through the established neighborhoods of Mason or West Chester and you’ll notice a pattern. “There’s a lot of neighborhoods that are on the larger side, two stories,” Tim says. “A lot of them have HOAs.”
These are frequently homes owned by professionals — in Mason especially, many families work for Procter & Gamble, which has a major facility in the area. “They’re larger homes,” Tim notes. “They usually got a couple of kids, a dog, a fenced-in backyard.”
But the most important thing these homeowners share isn’t the square footage — it’s their mindset. They aren’t necessarily tight on budget, but they are discretionary. In Tim’s words, “they want to make sure they get a good job, a good roof that’s going to last a long time. That’s more important to them than the lowest price.”
That single fact shapes everything about how a roof should be sold and installed in these communities. These are homeowners who did their homework, who ask good questions, and who are choosing based on quality and trust rather than the cheapest bid. And that happens to be exactly the kind of customer our whole process is built for.

Difference #1: Bigger, more complex homes mean more to get right
A larger two-story home simply has more roof — more surface area, more valleys, more penetrations, more flashing details, and more places where a rushed crew can make a mistake that won’t show up for years.
That’s precisely why our 19-point inspection exists. On every completed roof, a separate set of eyes — our production manager, not the install crew — walks the roof against a 19-item checklist, confirming nail patterns, checking that no nails are overdriven, verifying flashing and sealed penetrations, and making sure even the small back-corner gutters are clear. On a big, complex roof, that independent verification is the difference between a job that looks done and a job that is done.
Difference #2: HOA neighborhoods have rules — and we handle them for you
If your neighborhood has a homeowners association, your roof replacement comes with an extra step most homeowners don’t anticipate: approval.
We make that part easy. The first thing we do is help you figure out whether an HOA is even involved, because — surprisingly — many homeowners aren’t sure. “Sometimes they don’t know,” Tim says. “So they have to dig in a little bit.”
If there is an HOA, here’s how we guide you through it: we help you pick a color, then provide the details on the specific shingle you’ve chosen along with a sample board. You take that to the HOA board, and the sample board has to be approved for your home before we proceed.
Why all the process? Because HOAs are protecting neighborhood uniformity. “Basically, what they don’t want is to have some kind of out-of-the-norm roof go on a house,” Tim explains — like a metal roof dropped into a neighborhood of traditional shingle homes. “They want to keep uniformity through the neighborhoods.” We know these rules well, and we try to make the approval “as easy as possible” so it never becomes a headache for you.
Difference #3: The weather is genuinely different up north
Here’s something a lot of homeowners don’t realize: the wind north of the city is not the same as the wind in Cincinnati proper.
“It is a little different,” Tim says. The reason is geography. “Through Cincinnati, there’s a lot of hills, and the hills kind of buffer the winds that come through. When you slide up a little bit north of 275, up in the West Chester–Mason area, they don’t have that buffer as much.” It’s higher ground, and it’s simply windier.
How much windier? Enough that Tim has to account for it physically on the job. “On a normal day when I’m down in Cincinnati and go up and do an estimate in West Chester or Mason, sometimes I’ve got to tie the ladder down on the roof when I get up on it, because it gets really windy up there at times.”
This isn’t just a fun fact — it has real implications for your roof. Wind is what exploits a bad install. An overdriven nail or an incorrect nail pattern that might survive in a sheltered Cincinnati valley can become a wind-lift problem in a windier, more exposed Mason or West Chester neighborhood. It’s one more reason the meticulous, verified install matters more here, not less.
Difference #4: Discerning homeowners deserve a discerning process
When homeowners genuinely care about getting it right — and are willing to interview multiple contractors to find the best one — they tend to appreciate the things that set us apart: the checks-and-balances inspection, the proactive communication with drone photos and no surprise charges, the obsessive cleanup, the personal one-year birthday inspection, and a lifetime warranty that even covers interior damage from a covered leak.
For a lowest-price shopper, that process can feel like overkill. For the quality-focused homeowners in these communities, it’s exactly what they were looking for.
Case study: the Mason homeowner who interviewed 12 contractors
Nothing illustrates this better than a real Mason job Tim described from a few weeks before our interview.
It was a bigger home — right in the wheelhouse — where a mom and her son lived, and the son owned the house. Before hiring anyone, this homeowner interviewed twelve different roofing contractors for the job. Twelve.
They chose Advantage. And at the end of the project, they told Tim’s team something worth remembering: that Advantage did “four or five things different than any other roofing companies,” and they thanked the crew “for keeping our word and doing exactly what we said we was going to do.” They said they’d recommend Advantage and were glad they chose them.
When Tim asked what specifically won them over, the answer wasn’t price. It was the lifetime workmanship warranty, the priority storm inspections for life, and — maybe most of all — the communication. “They did a lot of research and found out that communication is one of the Achilles heels for roofing companies,” Tim recalls. Seeing a project manager on site, getting photos and updates, and knowing they wouldn’t be surprised on the back end gave them real confidence.
That’s a discerning Mason homeowner, doing exactly what discerning homeowners in these communities do — and landing on the roofer whose process was built for them.
A quick note on each community
Mason — Home to Kings Island and a major Procter & Gamble presence, Mason is full of larger, two-story homes in HOA neighborhoods. It’s one of our strongest markets, largely through word of mouth among neighbors and coworkers.
West Chester — Just north of I-275 and squarely in the windier zone, West Chester’s established neighborhoods feature exactly the kind of larger homes where a verified, wind-conscious install pays off.
Loveland — A sought-after community of family homes where the same priorities apply: quality, longevity, and a roofer who communicates and stands behind the work.
Anderson — On Cincinnati’s east side, Anderson Township’s larger homes and quality-minded homeowners fit our wheelhouse well, with the same full process and lifetime warranty on every roof.
Frequently asked questions
Do you handle HOA approval for roof replacements?
Yes. We help you determine whether an HOA is involved, assist with color selection, and provide the shingle details and sample board you’ll need for board approval — and we work to make the process as smooth as possible.
Is the weather really different for roofs north of Cincinnati?
Yes. The hills around Cincinnati buffer the wind, but north of I-275 in the West Chester–Mason area, there’s less of that buffer and it’s windier. That makes a precise, properly-fastened install especially important there.
Why are larger homes a bigger deal to roof?
More roof means more valleys, penetrations, and flashing details — more places for mistakes to hide. Our 19-point inspection by a separate set of eyes is designed to catch them before the job is called done.
Do you serve Mason, West Chester, Loveland, and Anderson specifically?
Yes — these are among the communities we work in most, along with the rest of Greater Cincinnati and Northern Kentucky.
What makes homeowners in these areas choose Advantage Roofing?
Typically it’s our lifetime warranty, priority storm inspections, and communication — not the lowest price. Many of these homeowners are quality-focused and interview several contractors before deciding.

About the Author
Tim Mallory is the founder and owner of Advantage Roofing & Home Exteriors in Cincinnati, Ohio. He got his start in roofing in 1984 — literally from the ground up, as the crew’s cleanup guy — and founded Advantage Roofing in 2001 after seeing too many homeowners burned by missed appointments, rushed work, and roofers who disappeared the moment the job was done. More than four decades later, he still holds to the same standard he started with: if a homeowner invests in a new roof, it should be installed the right way, so it lasts.
A Hebron, Kentucky native and Conner High School graduate, Tim has helped more than 8,000 Greater Cincinnati and Northern Kentucky homeowners protect their homes, earning a 5.0-star Google rating along the way. He’s a CertainTeed Master Craftsman and a recipient of the CertainTeed Governor’s Award for one of the strongest warranty programs in the state of Ohio. Tim still personally performs every one-year “Happy Birthday” inspection — because the best way to know a roof was done right is to climb up and check it himself.
