What is a workmanship warranty?

20A new roof is a big investment that comes with a heavy price tag. It is a purchase that should last you anywhere from 25 years to a lifetime. While interviewing potential roofing contractors, two very important questions are ‘Does it come with a warranty? And what does it cover?”

After having your roof replaced you should be getting two warranties. One is a manufacturing warranty, which is based on the manufacturer and style of shingle you purchase. This will cover the material used in your roof installation and will vary from brand to brand.

The other, and most important warranty, is the roofer’s workmanship warranty. This warranty is your coverage against workmanship, or installation errors. So while your material may carry a 25 year, 30 year or lifetime warranty, it doesn’t mean the workmanship is guaranteed as long.

Typically, a contractor will warranty his work for a year or more. However, longer warranties are not necessarily more valuable than shorter warranties. The length of the warranty is less important than the intent and ability of the roofer to stand behind his warranty – this is where reading the fine print comes in. You need to find out ALL the details of what the workmanship warranty covers. The length of time warrantied?  What “workmanship” means? Does it mean only the installation? What if their workmanship causes a leak, which results in inside damage to your home? Is that covered?

TRUE STORY: It started as a small stain on the living room ceiling. After a heavy spring rain, the tape on the drywall seam started pulling loose and the ceiling began to bow. When Mrs. Johnson contacted the company that installed her roof 3 years ago, they confirmed that is was still under warranty. However, when Mrs. Johnson asked about the inside damage, the contractor started reading the fine print over the phone.
